Prior to Becoming a Valentine Property Team Client
- Broker reviews the V.I.P. Seller Listing Presentation and provides Service Guarantees in writing to Seller
- Broker reviews a current market analysis report with Seller
- Broker completes a Seller’s Net Sheet to determine the net proceeds to the Seller from the sale
Once Listing Contract Is Signed
- Client’s free home warranty coverage is activated by Broker
- Home staging and repairs are completed by Client
- All pre-inspections are completed by Client
- Rooms are measured (for marketing purposes only)
- Signage and brochure box are placed (as applicable)
- Lock box is placed for showing convenience (as instructed by Client)
- Full color brochures are developed, approved by Client, and delivered
- Property is entered into Metrolist, the local Multiple Listing Service (MLS) *Note: We do not load your home listing into the MLS or other marketing websites without photos; we do not want even 1 potential Buyer to skip your home because there are no photos online or in the MLS
- Property is linked to nearly 100 websites and web portals
- A virtual tour is created and uploaded to all sites that accept virtual tours
- Broker emails a copy of the marketing from the major websites that the listing is posted on so Client can see what the listing looks like online
- Talking House Radio Transmitter with signage is set up (as practicable)
- Preliminary title work is ordered and any items that need to be addressed are investigated
- VIP Buyers are notified about the new listing via our VIP Buyer Service
- Marketing plan is implemented by Broker and assisted by Josh Graham, Marketing Coordinator, Team Courier and Photographer, Josh is responsible for:
- Taking room measurements and photos for the MLS
- Creating property brochures
- Setting up all signs, brochure boxes, installing the lock box, and delivering all marketing materials
- Setting up Talking House radio transmitter and signage
- Delivering additional property brochures (on an as-needed basis)

- Our advertising is unbeatable! It includes Special Feature Banners, Virtual Tours, Multiple Photos, and detailed property information, plus Buyers can schedule showings, map the property and print brochures online.
- According to the National Association of Realtors Survey of Home Buyers and Sellers, less than 3% of all real estate transactions are sold as a result of agent open houses (on the listed property). In other words, the agent conducting the open house may get a Buyer lead from the open house, but that Buyer does not buy that house. Due to this fact and for security purposes, Valentine Property, Inc. does not conduct agent open houses.
- Marketing websites are updated as needed by Janet Bruns, Administrative Assistant, Janet is responsible for:
- Archiving all transactions for permanent file storage
- Performing administrative duties to assist the Team
- Emailing monthly Realtor.com reports to Seller
- Uploading listings to all marketing web sites (subject to change), including:

- Homes.com
- RealtyTrac.com
- Google.com
- AOL.com
- Juno.com
- MSN.com
- EPerks!
- Yahoo Home Search
- Plus, 74 other websites with portal links across the United States

During the Marketing Period
- Broker and Client communicate on an agreed upon schedule
- Broker prepares a new market analysis as needed to show current market activity and makes recommendations for changes with Client, if necessary
- All agent showings/home previews are scheduled with Client (as instructed by Client) through our staff at Centralized Showing Service, the staff also:
- Checks to ensure that the showing agent is currently licensed
- Notifies Client via phone/email regarding showings
- Sends email notices to Broker for showing notification
- Sends two Feedback Requests to showing agents
- Plus, Client receives online access to our Showing Feedback System with a personal username and password
- Client can update his/her showing instructions at any time online
- Phones are answered by a real person 7 days a week
- Broker will personally show Client’s home to all prospective Buyers whenever possible (Broker will attempt to ensure Buyers who preview Client’s home are pre-approved for a loan, this way, our Client is not inconvenienced to leave the house for a showing for a Buyer who does not qualify for financing)
Once an Offer is Procured
- Broker will work with Client to go through the terms of the offer, negotiate any changes on Client’s behalf, and prepare the paperwork for the parties to sign
- Once a contract has been accepted by the Client, the listing will be placed in an “under contract” status; showings will discontinue at this time
- Broker will communicate with Client on an agreed upon schedule as to the status of the sale
- Broker will set up Transaction Management to notify Client via email of upcoming dates and deadlines and other items of importance relating to the transaction
- After the Buyer completes his/her home inspection, Broker will communicate with Client to negotiate any inspection items with the Buyer and/or his/her agent, keeping the Client’s interests in mind at all times
The Closing Process and Beyond
- Once all contingencies in the sales contract have passed, Broker will set the closing time and notify all parties
- Broker will assist Client in obtaining any needed Power of Attorney or coordinating a “mail out” closing for the Seller
- Broker will obtain a preliminary HUD-1 Settlement Statement for the transaction and will review all figures and work out any discrepancies prior to closing
- Broker will answer any questions the Client may have after reviewing the pre-closing package
- Broker will attend the closing with the Client
- Broker will provide an archive quality vinyl pouch at closing for Client to store transaction documents
- Broker will provide a duplicate copy of HUD-1 Settlement Statement from the closing at tax time to assist Client with tax preparation
- Broker is available on an ongoing basis for Client to ask questions related to the sales transaction or other real estate needs
